Located in the Kingsway, Project Royal York is a full-scale renovation that reimagines a traditional Tudor home for modern living. While the home’s exterior remains true to the neighborhood’s quintessential character—with only subtle cosmetic updates to the classic façade—the interior was completely transformed.

Previously renovated without careful consideration for quality or function, the home offered strong bones but lacked cohesion. Our team led both the architectural and interior redesign, beginning with underpinning the basement to unlock additional living space. Below grade, a new rec room, office/fourth bedroom, bathroom, custom laundry, and generous storage create a highly functional lower level.

On the main floor, the layout was reworked to make the kitchen the heart of the home. Upstairs, a cramped 3+1 configuration was refined into a well-balanced three-bedroom plan, complete with a new primary suite, walk-in closet, and ensuite, alongside two spacious bedrooms with a shared bath.
